Short answer: a 670 score does not disqualify you from a DSCR refinance. Credit is one of three things that matter, not the whole decision. DSCR underwriting runs on a triad: the deal math (does the rent cover the payment), your credit score, and liquidity to close. There's no income verification, no tax returns, and no DTI calculation anywhere in the file. The honest move is to send the scenario and get a fast read, because the same score prices differently depending on the lender, the property, and the leverage you want.
Three things worth knowing about credit on investor loans
First: most lenders we work with use a soft credit pull for the initial read, so asking the question doesn't ding your score. Second: if two borrowers are on the loan (you and a partner, you and a spouse), some lenders use the higher of the two scores, so a partner with stronger credit can carry the file; others use the lower, so which lender gets the deal matters. Third: these loans don't report on your personal credit, so growing a rental portfolio this way doesn't crowd your personal DTI the way conventional mortgages do.
Where the score actually bites
On a DSCR loan, a lower score mostly moves two things: your rate and the DSCR the lender will require. Higher scores let lenders accept a lower DSCR. Lower scores mean they'll want a higher one. Either way, the floor is generally 1.0x, meaning the rent just covers the payment (breakeven). A lower score on a property with strong rent coverage is a very different file from a lower score that barely breaks even. That's why we'd rather see the deal than quote a blanket rule.
