At TAC Lending we understand that no two deals are alike and sometimes you need to get creative. Because of this loan terms are determined on a case by case basis, but below you will find our standard terms that typically apply to most loans. 

• Interest Rate - 12%
• Origination Fees - 3%
• LTC - 100%
• LTARV - 75%
• Term - 30 - 90 days
• All interest and points are due at the end of the loan
• No minimum or maximum loan amount
• 3rd party broker fees are included in the loan amount and paid up front

• Property must be held in a North Carolina LLC.
• We have a 1st position Deed of Trust on the property. No other liens are permitted on the property. 
• Rehab and renovation loans are based on a draw schedule and reimbursed monthly in arrears.
• Loans are for investment properties only. Loans are not permitted for owner occupiers.
• Property Insurance -  TAC Lending must be listed as co-insured or a loss payee on the policy. Further, the insurance must cover the replacement value of the property or the outstanding loan balance, whichever is greater.
• Title Insurance - TAC Lending must be named on the title insurance policy.
