Yes, and you don't have to wait 12 months. That's a bank rule, not an investor loan rule. A rate-and-term refinance (one that pays off your purchase and rehab loan without taking cash out) can happen soon after the rehab is done, as early as 30 days after you bought the property with some lenders.
What changes in the first few months
Before about 90 days, many lenders base the new loan on what you put into the property (purchase plus rehab), not the new appraised value. Pulling cash out usually takes about 3 months of ownership, and some lenders give the full 75% only after 6 months. A lease is usually needed if you've owned the property more than 90 days. If it was listed for sale, some lenders want it off the market for about a month before the refinance closes.
Why this matters for growing a portfolio
Buy, fix, rent, refinance, repeat only works if the refinance doesn't stall. Banks also cap how many properties they'll finance. Our loans have no property-count limit and don't report on your personal credit. That's the lifecycle we focus on: a fix and flip or fix and rent loan on the front, a 30-year fixed rental loan on the back. Send us the timeline (when you bought, what you put in, what it's worth now) and you'll get initial terms the same day.
