Fix and flip loans can close in as little as 3 days when title work is complete, but for loans where title work has not started the typical closing timeline is 2 to 3 weeks. Rental (DSCR) loans usually take 3 to 4 weeks. Either way, the biggest factor in how fast you close is how ready your file is.
What sets the pace
The appraisal usually takes the longest, so the sooner the file is complete, the sooner it gets ordered. Title work typically takes 7 to 10 business days and runs at the same time. Have your LLC papers (articles, operating agreement, EIN letter, certificate of good standing) and your insurance agent ready when you apply; that alone saves days. If you have a hard deadline, like an auction or an expiring contract, tell us up front so we can send it to a lender that doesn't require a standard appraisal and can close on time.
How 3-day closes work
Our 3-day closes are on fix and flips with lenders that don't require an appraisal, which takes the slowest step out. Title work still has to be complete, so if title is already ordered or done, tell us up front. Initial terms come back the same day, so you'll know where you stand before you commit to anything.
