Should I Buy in an LLC, and Will the Loan Hit My Credit?

Buy in an LLC. Our loans are business-purpose loans made to your LLC, and they don't report on your personal credit, so your credit and debt-to-income stay clear for your own home. Banks lend in your personal name and limit how many financed properties you can have. We don't limit how many properties you finance.

What lenders need from your LLC

Your articles of organization, operating agreement, a certificate of good standing and the LLC's EIN, plus an ID for each member. Lenders usually ask any owner with 20% or more of the LLC to personally guarantee the loan.

How you qualify

The loan is based on the deal, your credit score and the cash you have on hand. On a rental loan, the property's rent qualifies the loan, not your income, so there are no tax returns or W-2s. On a fix and flip, your experience and credit set how much of the purchase and rehab we can finance.

Growing past a few properties

Because the loans don't report on your personal credit, one loan doesn't hold back the next. If you own several rentals, a rental portfolio loan can put them under one loan. We finance 1-4 unit homes across North Carolina, Georgia and Virginia.
